Our 2025 Annual Meadowlark HOA meeting was held at Grace Pointe Church last night and it was a very rewarding evening. Forty-nine people were present and between homeowners in attendance and proxies, we had a total of 65 eligible voters, exceeding our quorum.

For the first time we had all sign-in sheets and handouts in the Lobby of the Church. We also had attendees check in first with our KMC CAM, Aubrianna Strickland, to enter them into our software app. Once the Meeting room was ready, residents who had checked in came up to the room. This process seemed to give easier access to the sign-in sheets and handouts and eliminate the congestion in the 3rd floor hallway.

The meeting was called to order at 6:44 p.m., after establishing our Quorum. After discussing the various projects accomplished this past year, it was a pleasure to tell our homeowners about this next project. When the Board received comments about tree limbs overhanging sidewalks, making it difficult to walk in some places, we asked Kelly Landscaping to check all streets for a list of homeowners who would need to cut back their tree limbs and the associated costs. Pat Kelly sent us a list of 21 homes and then advised they would take care of the trimming over the next couple of weeks at NO COST to the HOA or homeowners as a gesture of their appreciation of our partnership. This is just one of several things Pat Kelly and crew have done for us in the past year at no cost to anyone. They are a fine company, run by honest men and we are fortunate to have them. We will send a notice to the homeowners whose trees are affected very soon. After the work is done, consider sending a thank you note or email to Pat Kelly, pkelly@kellylandscaping.com. Our Kirkpatrick CAM, Aubrianna Strickland, spoke about what KMC offers through the KMC Connect Portal and the company overall and expressed appreciation for the work our board is doing.

Highlights of the evening were the presentation of the 2025 Treasurer’s report, which reflected a deficit of only $1,231.81. The Board was pleased to present a 2026 Balanced Budget of $252,164.33 with no increase in fees and no change to the mowing/lawn and fountain/pond maintenance. The following pie charts show how the income is broken out from different sources and expenses are allocated to the various needs of the community.

During the meeting, residents asked pertinent questions about the services provided for lawn care, pond maintenance, snow removal and other things such as legal enforcement for residents who do not resolve their violation issues (such as mailboxes/posts) and legal enforcement of delinquencies. Another rewarding moment was the election of officers when Nancy Auberry was re-elected as Treasurer, Maggie Dynes as ARC Liaison, and Jonathon Gritzer as Vice President. Nancy has done a fine job with the Treasurer’s duties and Maggie has only been involved for a few months and is making a difference. We’re glad to welcome Nancy back and have Maggie officially elected to serve for the next two years. The Board is pleased to finally have a Vice President. Jon is enthusiastic and willing to give his time to help keep Meadowlark…”a great place to call home!” Welcome aboard, Jon! We are still asking for someone to serve as our Grounds Liaison and do have a homeowner who is considering it. Hopefully we’ll hear a “Yes” from him soon. We also have need of a Secretary. To lessen the task of taking notes at our meetings, we’ve invested in a software app that records the meeting and transcribes it into a meeting format. After the meeting it was gratifying when several people came to offer to serve on the ARC Committee, become a Crime Watch Captain, and help with the Web Page. After the past two-three years of tumultuous meetings dealing with major projects and fee increases, we closed with a feeling of renewed friendship and cooperation. We are a diverse community with people from many different countries and cultures. We discussed reaching out to learn more about each other and to offer our hand in friendship. The meeting was adjourned at 7:58 p.m., the earliest we’ve adjourned in several years. Thanks to those of you who came last night to show your support and interest in the future of Meadowlark.
